Tenerife Approves Major Luxury Hotel Development in Guía de Isora
Guía de Isora has approved the land-reparceling project for the Costa San Juan sector, clearing the way for a 25-million-euro luxury tourism development featuring two five-star hotels and extensive green space.
The administrative approval of the Costa San Juan sector in Guía de Isora, Tenerife, marks a major milestone for tourism in the south of the island. The City Council has officially approved the land-reparceling project for this 267,130-square-meter area, finally resolving over a decade of legal and bureaucratic delays for the site, which sits between the San Juan and La Rabona ravines.
This development focuses on high-end tourism. Under planning guidelines in place since 2013, the project prioritizes luxury, with most of the 43,754 square meters of buildable land set aside for two five-star grand luxury hotels. These hotels will provide 1,100 beds, further establishing Playa San Juan as an exclusive destination. The plan also includes 33 single-family homes, sports and commercial facilities, and 62,000 square meters of green space along 950 meters of coastline.
The project has become more streamlined over time. While the land was once split among nine owners, it is now held by six, with three owners controlling 96% of the area. This consolidation followed a municipal strategy between 2017 and 2020 that integrated previous owners into the compensation system and successfully resolved legal challenges.
The development is backed by 25 million euros in private investment. This budget covers 15.4 million euros for construction and general expenses, as well as costs for removing old agricultural structures, professional fees, and a 4.2-million-euro payment to the City Council for urban development rights.
The project is currently open for public review until November. Once this phase concludes and final approval is granted, construction can begin on what is set to become one of the most significant hotel developments on the Isora coast.
