Santa Cruz de Tenerife Approves Land Development for New Tíncer Social Housing

Santa Cruz de Tenerife has approved the land redistribution and expropriation process in Tíncer to facilitate the construction of new protected housing and public infrastructure.

Santa Cruz de Tenerife City Council has reached a significant milestone in its plan to increase public housing. According to the Official Gazette of the Province, the Urban Planning Department has approved the land redistribution and expropriation process for the area around Avenida Andrés Orozco Maffiote in Tíncer. This move is designed to clear the way for new protected housing developments.

The project is being managed through a compensation board, which includes the City Council and owners representing over 80% of the land. Zaida González, the area’s councilor, confirmed that the urbanization plan is already approved, allowing the project to move into the construction phase. For owners who have not joined the board, the city will use a compulsory expropriation process, backed by a deposit of 296,620 euros to provide fair compensation.

The project covers approximately 17,000 square meters of land. Of this, nearly 10,000 square meters are set aside for housing, while the remainder will be used for public facilities, green spaces, and new roads.

For the city, this strategy offers two main benefits. In addition to the land it receives through mandatory transfers, the Council will increase its property holdings by participating directly in the development. This approach is commonly used by municipalities across the Canary Islands to address housing shortages, allowing the public sector to actively secure land for social housing rather than acting only as a regulator. Once completed, this project will transform a section of Tíncer into a residential area fully equipped with public services.
