Icod de los Vinos remains the most affordable municipality in Santa Cruz de Tenerife, bucking the Canary Islands' broader real estate price surge due to its reliance on local demand and distance from major tourist hubs.

Rising property prices in the Canary Islands have created a widening gap between major cities and more remote areas. According to recent data from the real estate portal Idealista, Icod de los Vinos remains the most affordable place to buy a home in the province of Santa Cruz de Tenerife, standing in stark contrast to the islands' popular tourist hubs.

The market in this northern municipality follows a unique pattern. While the provincial average price rose by 9.2% year-on-year—making the Canary Islands the fourth most expensive region in Spain with an average of 3,435 euros per square meter as of March 2026—Icod de los Vinos has bucked the trend. After a brief increase in February, prices dropped by 2.2% to 1,473 euros per square meter. Despite this recent dip, prices have still climbed by 100 euros over the last six months.

This price difference, which can reach up to 3,000 euros per square meter between the province's most and least expensive areas, is driven by structural factors. Because Icod de los Vinos relies on local buyers rather than external demand, it is less vulnerable to the speculative investment that keeps prices high in coastal and metropolitan areas.

Several other factors make the area less attractive to international investors, including a housing stock made up of older buildings in need of renovation and the cooler climate of the north. Furthermore, the town’s distance from major economic centers and limited transport links reduce interest from daily commuters, which helps keep housing demand—and prices—in check.

At a time when finding affordable housing is a major challenge for many families, Icod de los Vinos serves as a clear example of how location and the type of available housing can help soften the impact of the rising costs currently dominating the regional real estate market.
