El Rosario Residents Challenge New Housing Development Over Structural Safety Concerns

Tensions over urban planning have risen in El Rosario, Tenerife, as residents of the Villa Colina complex in Tabaiba Baja challenge a nearby housing development. The homeowners' association has formally requested that the local council conduct a thorough audit of the project, which consists of 17 homes and 34 parking spaces.

The dispute began earlier this year when residents noticed structural damage, including cracks and shifting, in their own homes. They believe these issues were caused by excavation and earthmoving work at the neighboring site. Beyond these safety concerns, residents are also protesting the new development’s height and density, arguing that it negatively impacts a neighborhood that has been established for over 20 years.

The legal situation centers on a building permit granted by the local government on March 30, 2023. While the El Rosario City Council maintains that the project is legal and confirmed through recent inspections that the work follows the approved plans, they have acknowledged concerns regarding the stability of the slope shared by the two communities.

As a result, the council has ordered the project’s management team to provide detailed plans for soil stabilization and containment. This requirement highlights the critical need for geotechnical oversight in areas with challenging terrain, where the safety of existing homes relies on the careful construction of new infrastructure.
